The Importance of Roof Cleaning in Fife: Protect Your Home from Moss and More

Living in Fife, the weather can often be unpredictable, with a damp and rainy climate that’s perfect for moss, algae, and other types of growth on your roof. Regular roof cleaning is more than just an aesthetic choice—it’s an essential part of home maintenance. From protecting your roof from the damaging effects of moss to ensuring your home’s structural integrity, the benefits of roof cleaning in Fife are undeniable. This article explores why it’s crucial to clean your roof regularly, drawing on expert research and findings.

Moss: What It Is and How It Affects Your Roof

Moss is a small, non-vascular plant that thrives in damp, shaded areas. In places like Fife, where the weather is often wet and humid, moss can quickly become a problem for homeowners. As the moss spreads, it absorbs water, trapping it against the roof’s surface. This constant moisture buildup leads to the deterioration of the roofing materials over time, increasing the risk of leaks and structural damage.

According to a study published by the National Roofing Contractors Association, moss growth on roofs can be a serious issue, particularly when it expands between shingles. Moss can cause shingles to lift or shift, creating gaps that allow water to seep under the roof and into your home’s interior. This can result in costly repairs, such as replacing damaged shingles or even parts of the roof decking if left unaddressed.

Regular roof cleaning helps remove moss before it has the chance to cause significant damage, ensuring that your roof remains in good condition and continues to protect your home from the elements.

Roof Condition and Single Survey Reports

A roof in poor condition can be a major red flag when it comes to selling your home. If moss and debris accumulate on the roof, it can affect the overall condition of the structure. Potential buyers may be concerned about the state of the roof, which could result in a negative assessment in the single survey report—a document often requested during the buying process.

Research from The Royal Institution of Chartered Surveyors (RICS) highlights that roofs covered in moss or algae can be marked as needing repairs, which may reduce the property’s value. A clean, well-maintained roof, on the other hand, is a strong selling point, as it suggests that the home has been well cared for. It’s not just about appearance; a properly maintained roof adds to the long-term value of the property.

Having your roof professionally cleaned before selling could help you avoid costly negotiations and make your home more attractive to buyers. A clean roof shows that the home is in good condition and reduces concerns about future repairs.

Eliminating Risks to Gutters and Dampness

One of the less obvious but equally important reasons to clean your roof is to prevent damage to your gutters and walls. Moss and debris that build up on the roof can break apart and wash into your gutters during rainfall. When gutters become clogged, they can’t effectively channel water away from the house. Overflowing gutters can cause water to pool around your home’s foundation, leading to water damage, damp patches on walls, and even potential flooding in your basement or ground floors.

Research from the Building Research Establishment (BRE) shows that water pooling around a building’s foundation can lead to dampness inside the walls, which is a common cause of mould growth and structural decay. In Fife, where rainfall is frequent, this can be a serious concern. Regular roof cleaning and gutter maintenance help prevent these issues, ensuring that water drains properly and doesn’t pose a threat to your home’s structure.

Moreover, keeping your gutters clear is vital to avoiding long-term damage. Blocked gutters can cause water to overflow and soak into the roof’s fascia, leading to rotting and potentially creating a breeding ground for further moss and algae growth.

Buyer Appeal: Roof Cleaning and Selling Your Home

First impressions matter, especially when it comes to selling a home. In Fife, where weather conditions can quickly affect the appearance of your roof, it’s important to ensure your roof is in tip-top shape before putting your house on the market. A clean, well-maintained roof increases the curb appeal of your home, making it more attractive to potential buyers. According to a study by Zillow, homes with well-maintained exteriors, including roofs, tend to sell faster and at higher prices than those that appear neglected.

Potential buyers often look for signs of upkeep when touring a property, and a moss-covered roof could suggest to them that other areas of the house have also been neglected. This may raise doubts about the condition of the home and prompt buyers to consider properties with cleaner, better-maintained roofs. Cleaning your roof before listing your property ensures that it looks its best and helps avoid negative assumptions about the condition of the house.

Preventing Structural Damage

Cleaning your roof regularly isn’t just about appearance—it’s also about preventing long-term structural damage. Moss, algae, and other debris can weaken roofing materials, causing small cracks that may eventually lead to significant leaks or the need for costly repairs. A study by The National Association of Home Builders (NAHB) found that roofs that are regularly cleaned and maintained last longer than those that are left to deteriorate.

As moss continues to grow, it can work its way between shingles, causing them to lift or crack. This allows water to seep underneath, accelerating wear and tear. By keeping your roof clean, you prevent this damage from occurring and extend the lifespan of the materials. In Fife, where constant damp weather can accelerate wear, regular cleaning ensures that your roof stays strong and effective in protecting your home.

The Environmental Impact

Roof cleaning also has environmental benefits. Moss and algae growth can cause more frequent roof repairs and replacements, leading to the use of additional materials and resources. By maintaining a clean roof, you help to extend the lifespan of your roofing materials, which reduces waste and saves resources in the long run.

Additionally, keeping your gutters clear helps prevent rainwater from overflowing into areas where it could cause flooding or erosion. Efficient water drainage reduces the environmental impact of stormwater runoff, which can damage local ecosystems.

Cost-Effectiveness of Roof Cleaning

Cleaning your roof regularly is an investment that pays off in the long term. Research from Consumer Reports shows that routine roof cleaning can prevent the need for costly repairs by addressing problems before they become more severe. In fact, it’s often cheaper to clean a roof and maintain it than to repair or replace it due to moss damage. A clean roof is less likely to suffer from issues like lifting shingles or leaks, saving you money on repairs and increasing your roof’s longevity.

Conclusion: Roof Cleaning Is a Wise Investment

Regular roof cleaning in Fife is crucial for protecting your home’s structure and value. Moss can cause significant damage if left unchecked, leading to leaks, structural decay, and higher repair costs. Cleaning your roof not only helps prevent these issues but also enhances your home’s curb appeal and buyer appeal, which can make a significant difference when it comes to selling your property.

By drawing on research and expert findings, it’s clear that roof cleaning is a practical, cost-effective way to preserve your home’s integrity and extend the lifespan of your roof. In Fife, where weather conditions can quickly affect your roof, it’s essential to stay on top of maintenance to avoid expensive repairs and ensure your home remains safe and secure.

WATER BASED SEALERS

The cheapest sealer that can be used is a water based sealer, and this option would be classified as a coating and not an impregnator. This means that this sealer will generally sit on the surface and not penetrate the surface. This also means that it will not have full oil resistance properties, so if you have a van or car oil leak on your driveway after this has been applied; this will not guarantee that stain against potentially seeping into the paving.

AN EXAMPLE OF A COMMONLY USED WATER BASED SEALER

Resiblock trade is a commonly used sealer, https://www.resiblock.com/product/resiblock-trade/ and has many advantages over other water based sealers.

It can be used on a whole host of surfaces such as clay block, concrete and natural stone and has an added advantage of being very cost effective. Coverage is 2 metre squared per litre for areas that have had sand jointing or 4 metre squared on mortar surfaces, and we have often used this exact sealer on many jobs. In fact Fife window cleaning services are one of Resiblocks recommended tradespeople https://www.resiblock.com/find-a/contractor/; and have found no issue with the sealer to date.

We usually apply this with a pump sprayer and apply two coats, while you may only need one coat on more permeable solvent based sealers-two resiblock trade coats does seem to offer a good level of protection. Only a few days ago I drove past a job we had carried out in the summer with this sealer, and there was no sign of weed regrowth in the paving joints. I would personally expect this sealer to last around two to three years at least, and while this may not seem very long; if you factor in the time it would take you to power wash a driveway or pay someone to do so yearly (as the weeds come through again) then it is fairly cost effective. Our driveway cleaning Dunfermline page shows some more information about the service we can offer you https://fifewindowcleaningservices.co.uk/driveway-cleaning/

Commonalities between solvent and water based sealers

They both offer protection against weed growth

Both offer UV protection, so surfaces won’t fade

Water based sealers are

low volatile organic compound-better for the environment

can provide a natural finish with one coat, or a wet look with two coats

easy to apply

are easy to remove

appear translucent when dry and milky on application

The best types of sealers to protect against things such as uv light are the ones made up with 100% acrylic polymers, with acrylic polymers being naturally totally translucent to uv light. They do not need to undergo any photochemical changes like other polymers usually do on such surfaces; and therefore offer a better degree of uv protection against fading driveways and suchlike. When we look at water based sealers the types of polymers used are all simply mixed in with the sealant; whereas with solvent based sealers polymers are already a part of the chemical mix entirely.

Because of that, solvent based sealants form a very strong impregnable bond on surfaces; the chemical balance is more intertwined and they are also classed as high volatile organic compounds-meaning they are organic chemicals with a high vapour pressure. This for our purpose does lead to more chemicals being released into the atmosphere than a water based sealer (which would be a low VOC sealer), but those solvent based sealers are also accepted to offer more long term protection.

AN EXAMPLE OF A SOLVENT BASED SEALER

Resiblock superior is one of the best solvent based sealers around, and is a top of the range polyurethane sealer. This particular sealer is only suitable for mono-block paving but there is a whole host of other sealers that can be used for different surfaces. The advantages speak for them self;

Natural matt finish

Lasts up to 5 years

No more weeds

No loss of jointing sand

Prevents food and drinks stains

2 Year No Oil Stain Guarantee

The application of these solvent based sealers is worth a mention too, because water-based sealers tend to take longer to congeal in a pump sprayer and so it’s important to work much more methodically with a solvent sealer and to always have a stripper nearby should the nozzle start to become jammed. Here are some key points to consider when using a solvent based sealer such as this.

SOLVENT BASED SEALERS

Solvent-based sealers:

are high VOC

usually provide a wet-look finish

have a strong odour

are more complex to clean-up

are more longer lasting

are more expensive

WILL A DOMESTIC PRESSURE WASHER CLEAN A PATIO

A domestic pressure washer isn’t really built to penetrate dirty paving, like a commercial petrol or diesel driven one is. At the time of writing, a Karcher K4 is on offer at around £180 and allows a flow rate of 420 litres per hour-these machines are usually measured at litre per hour and I can’t help but think this is to make the numbers seem bigger. All commercial machines are measured generally at LPM (litres per minute). The PSI (Pound-Force Per Square Inch) of this Karcher machine is 1800. These electric machines cost not far from what a professional will charge to do the job properly, and I always feel sorry for customers when I see them cleaning a driveway with an electric washer. It is a great investment of time needed on their part, and I don’t feel its cost effective at all.

My Honda Gx390 (as shown here in the backdrop of one of the images) in comparison offers 21 LPM (1260 Litre per Hour) and over 3000psi of force, and even yet this doesn’t always remove all mould spores on the driveway or patio. See our other blog on Chemical use for more information, and below we explain some of the issues and remedies for treating driveway and patios in Fife, with a commercial pressure washer.

WHAT IS LICHEN

Lichen is a composite organism that results from the combination of algae and fungi. They live in a symbiotic relationship and come in many shapes, colours and sizes. It is estimated that 6% of the earth’s surface is covered in lichen and they are everywhere! If you ever go hill walking and see stones with an orange crusty coating, this is Caloplaca marina, another type of lichen. See https://en.wikipedia.org/wiki/Lichen for more information.

WHAT ARE THE WAYS WE CAN TREAT LICHEN

As we mentioned, lichen is a living organism and this is what makes it extremely difficult to remove. It grows into surfaces over time rather than just wiping off. There are many chemicals that treat these stubborn marks but the process we usually find best is to pressure wash the surface, apply sodium hypochlorite as per our other blog post and finally pressure wash the remains off again.

WHAT EQUIPMENT CLEANS A PATIO

On our Driveway cleaning page, there is information of what we can offer, and the main tool that we always require for block paving surfaces is a turbo nozzle, we have a duel tipped turbo nozzle to tackle twice the area at once (as shown here in the image). This is a tip that we fit onto our pressure washer and is ceramic in makeup. The water is forced out in a swirling motion and creates a very powerful spray indeed. As professionals, we know that this has to be used right and below are some of the ways we use it

Aim at a right angle to paving

Follow the lines of the joints with it, to flush out all debris

Always make at least two passes over the ground, to avoid “turbo trails” (marks from the nozzle)

Spend more time on areas of mould

Pay attention to the water drainage, we always have a clear plan of where to push the excess water

Sweep up all excess water as we go, we don’t want the joints to be filled back up with dirt

A driveway takes up a large percentage of your home exteriors appearance, much more than often your garden itself does. Not only is a clean driveway suggestive that the rest of the home is well maintained but also makes your home stand out from the rest of the homes within the area. Don’t just take our word for it, look at the attached before and after photo of a standard driveway we cleaned in Dunfermline and see the dramatic increase in colour enhancement alone. Next doors driveway still looks like the before photo, and I am sure you will agree on which looks the most inviting. Have a look at our driveway cleaning page for more information on the services we offer.

Resale Value

Lisa Mackenzie; the director of Kingleigh Folkard and Hayward states that “the front and rear of a property is just as important in making a good impression as the inside is” when selling a home. There are various articles describing that poorly maintained properties can sell for far less than a well maintained property, and buyer psychology is an important factor, a factor that is often influenced when the property is first seen from the roadside. For more information on selling influences and home selling ‘to do lists’ see www.primelocation.com.

Bespoke Services

We can offer a variety of effects on your driveway such as sealants that then provides a slight sheen, or perhaps a coloured sealant? This in itself is a bespoke service, and one that you can tailor in to suit the surrounding themes. Some customers choose to have a driveway wash only, but especially on darker paving a re-sanding service really stands out. We use the highly regarded www.resiblock.co.uk for our sealants.

Improvement on Physical Wellbeing

One study led by associate professor NiCole R. Keith, Ph.D supported the fact that those whom live in a clean and organised environment are physically healthier. This was a large scale study and is backed up by many more, that all find those that have a cleaner and more positive environment have less chance of physical health deteriorations. This may seem a million miles away from driveway cleaning but the fact remains that it is at very least a positive environmental health signal. For more information on the above study please see www.psychologytoday.com.

What Is Driveway Sealing?

Driveway sealing is the use of a liquid coating mixture that is directly sprayed or rolled onto the driveway after it has been washed (and dried). The best way to describe sealants is akin to superglue, but where it is set on exterior paving areas. See our driveway cleaning page for information on our services.

Typically all driveways and forms of block paving are laid without sand and certainly not with a protective coating; this is a cost saving measure and one which can lead to issues of stability and discolouration in later years.

Types Of Driveway Sealing

The main types of sealers are water based emulsions, solvent based acrylics, moisture cured urethanes and hydrated polymer glues. For most driveways we seal, Resiblock trade is used. This is a universal sealer and one that is suitable for almost all surface types. Water based sealers have the same properties as solvent based ones, but are mixed with water instead of with solvents such as xylene. This makes water based sealers safer for environments and less harmful to surrounding habitat.

Process Of Driveway Sealing

The process begins before we even pressure wash the driveway or patio. It is important that we identify drainage issues, otherwise if we have problems with drying the driveway it could be problematic when it comes to applying a sealer.

Once the driveway has been pressure washed, we always go over the full drive a second time; this second pass is used to ensure all joints are free of biological growth. We often will use mild chemicals to post treat the surface, because we have to return at a later date to re-sand and seal the drive. The use of sodium hypochlorite acts as a barrier to future growth within this drying phase and is applied at a safe dilution.

The application of sealers is best achieved using a spray canister, this leads to a lot less wastage of the chemical and also allows us to directly spray into the joints. One coat of Resiblock is advised although a second coat can offer a light sheen. Have a look at the below image of a driveway cleaning job in Dunfermline, at this stage the translucent sealer is wet although it will dry clear. See our Facebook page for more images of our work.
